The tile that built Teesside

Concrete interlocking tile roofs the bulk of Teesside: the 1930s semis of Acklam, Hartburn and Tollesby, Billingham's post-war estates, Eaglescliffe's detached streets. These roofs are now fifty to ninety years old, and the standard failure is not the tile at all, it is the underlay and battens beneath. Concrete or clay?

Concrete interlocking tile is the value workhorse: cheap, tough, available in profiles that match or deliberately update the existing look. Clay tile, including the rosemary reds on older properties, costs more and repays it with colour that never fades and a finish concrete imitates but never quite matches. On exposed coastal plots at Redcar and Saltburn, whichever tile you choose, the specification matters as much as the material: clips rated for the exposure, dry ridge and verge systems, and corrosion-resistant fixings.

Updating while you are at it

A re-roof is the one chance to change things cheaply: a different tile profile or colour, dry ridge and verge in place of mortar, improved ventilation, insulation brought to current standards, and leadwork renewed. None of these adds much to a scaffolded, stripped roof; all of them cost plenty as standalone jobs later.

The estate effect

On Billingham's and Thornaby's post-war estates, whole streets share the same roofing birthday, and re-roofs are visibly spreading house by house.
